Fix and Flip Project Checklist
A complete package is the fastest way to get a clear answer. This checklist covers what funding sources usually want to see and the Des Moines area items worth checking before you send anything.

- Address, property type and number of bedrooms and baths
- The signed contract or the offer you plan to make
- Photos of every room, the roof, the basement and the exterior

The repair scope
- A room-by-room list of work, with major systems named
- Who will do the work and the timeline you expect
- Permit needs, confirmed with the borough or city office
- Safety and structural items listed ahead of cosmetic ones
The resale plan
- Three or more recent sales of similar homes nearby
- Your estimate of the finished value and how you reached it
- The buyer you expect: owner-occupant, investor or rental buyer
- How long you expect the project to take from closing to sale
Des Moines area items to check first
In older Des Moines neighborhoods and the inner suburbs, look closely at basement moisture, radon, old wiring and roof condition after storm seasons. Check the flood zone status of any parcel near the Des Moines or Raccoon rivers or their creeks. Ask whether the home is in a historic district before you plan exterior work, and outside the towns confirm whether the home is on well and septic before you set the scope.

Where do I find nearby sales?
A real estate agent or the public records for the county can show recent sales. Pick homes of similar size and condition in the same town or neighborhood.
